description: <div style='text-align:Left;'><div><div><p style='text-align:Center;'><span style='font-weight:bold;font-size:16pt'>URBAN GROWTH BOUNDARY</span></p><p style='text-align:Center;'><span>(a) Title. This section shall be known and may be cited as the "St. Tammany Parish Impact Fee Ordinance."</span></p><p style='text-align:Center;'><span>(b) Authority. The parish council has the authority to adopt the ordinance codified herein pursuant to the parish Home Rule Charter and the state constitution of 1974.</span></p><p style='text-align:Center;'><span>(c) Application. The parish impact fee ordinance shall apply to all lands within the unincorporated portion of parish as follows:</span></p><p style='text-align:Center;'><span>(1) Any property that is located south of the urban growth boundary line, which is the area hereinafter defined as the "service area."</span></p><p style='text-align:Center;'><span>(2) In addition, this subdivision shall apply to any property located north of the urban growth boundary line and is zoned for nonresidential use or is zoned for an intensity of development of two dwelling units per acre or greater when said residential development requires the review and approval of the planning commission in accordance with the major subdivision process as defined in this section. </span></p></div></div></div>
